Project description
We present a maisonette on the sixth and seventh residential floors, which is part of an extremely luxurious complex with top-class amenities and environment, located in the fastest developing part of the Lozenets region - the Krastova Vada quarter.
On the first floor you will find a living room with a kitchenette and a dining room (34.6 sq m) with access to a sunny terrace with views of the city and Vitosha Mountain. Slab thickness of 22 cm, structural height of the floors - 295 cm. External walls of Wienerberger Porotherm 25 NF bricks. Internal partition walls of Wienerberger Porotherm 12 NF bricks + 2 cm stone wool + 12 NF for better heat and sound insulation between the individual rooms.
Facade - ventilated suspended facade; thermal insulation of 10 cm stone wool. Vapor-permeable-waterproof and windproof membrane. Final coating combination of Vratsa limestone "Krema Extra" and travertine. Exterior lighting according to architectural design.
Terraces and roofs - waterproofing system with materials from the German company "K?STER". Cladding and fittings made of high-quality copper sheet metal for pitched and oval roofs.
Plumbing - building drinking and domestic water supply system. Fire-fighting water supply system made of galvanized pipes. Discharge of wastewater into the street sewer network. Building sewer system made of polypropylene three-layer pipes with a noise-absorbing insert. Suspended sewerage under the slab of the first basement made of PVC thick-walled muff pipes. All suspended sections of the installation are insulated with microporous rubber with a thickness of 1 cm. Pressure sewerage made of high-density polyethylene pipes, PN10.
HVAC - gas pipework laid to the outlet for installation of a gas boiler in the apartment and pipework to the outlet for installation of an air conditioning system. Separate space for external air conditioner units in each apartment. Emergency ventilation system in the stairwells and elevator shafts, suction installation for removing polluted air in the basement levels.
Elevators - latest generation elevator systems from the world leader "Schindler" with silent operation and reduced energy consumption. Improved ride quality and greater security.
Flooring and cladding
Apartments: Floor thermal and sound insulation of stone wool in living rooms and bedrooms with a final coating of reinforced cement-sand screed. Machine-laid fine gypsum and lime-cement plaster on walls and ceilings.

Window frames - wooden window frames with three-layer glued selected profile "Muenchinger" Germany, with a profile thickness of 78 mm. German anti-burglary "GU" fittings. Window sealant "Primo" GmbH, surface varnish coating in three layers of the German company "Rhenocoll". "Gutmann" gutter, with an excellent water drainage part and a gutter to protect the most vulnerable to moisture wooden part. Triple glazing 34 mm, with a thermal conductivity coefficient of 0.7 UgW/m2K.
Doors - high-quality Italian armored entrance doors "Gasperotti" to each apartment.
