L’Avenue Premium Residences is located on Cherni Vrah Blvd., on the site of the former Motoexpert service center, situated after the ring road cloverleaf, where traffic becomes significantly quieter and calmer. The proximity to key road arteries such as Cherni Vrah Blvd., the Ring Road and Simeonovsko Shose Blvd. ensures fast connection to the central parts of the city, Business Park Sofia, Vitosha, as well as major commercial and business zones. In close proximity are Vitosha metro station, Paradise Center, office and commercial complexes, as well as numerous restaurants, fitness centers and leisure spots.

The team behind L’Avenue
L’Avenue Premium Residences is being developed as a joint project by the established investors Taskov and Stoyanov and ROI Capital, led by architect Ivo Dikov, who approach the project with a clear vision and ambition to create a development that meets the high potential of the location. In the process of shaping the concept, a team of leading professionals in residential construction has been assembled. The main contractor is ELITE BUILDING COMPANY – a company with established positions in the luxury construction segment. The architectural design is developed by the respected Bulgarian architect Kalin Dikov and his team at Elite Project Group.

Inspiration and mission
L’Avenue Premium Residences is created with the idea of offering more than high-quality residential construction in a prestigious capital location – the project presents a complete concept for living at the foot of Vitosha, combining proximity to nature with a спокойствие environment and quick access to the center of Sofia.
The inspiration for the project is drawn from the atmosphere of Paris and the philosophy of Art de Vivre – the art of living well, which is reflected both in the lifestyle and in the modern standards of residential environments. The architectural concept interprets the spirit of the iconic Avenue Montaigne boulevard – a symbol of elegance, balance and contemporary dynamism. In the project, architecture, materials and technologies are brought together in harmony to create a sustainable environment with a sense of comfort, style and long-term value.
L’Avenue Premium Residences is positioned as one of the highest-class residential complexes in Sofia – with refined and intelligent luxury, aimed at people with high expectations seeking a long-term home in a calm, family-oriented environment.
The project is designed as a natural continuation of the atmosphere of the Dragalevtsi district, while also contributing to its enhancement and establishing it as a preferred residential location.

Building concept
The residential complex is of a gated type and is positioned in the highest segment of the market – “Ultra-premium”, and will be executed according to the highest global standards for architecture, construction materials and technologies.
On the enclosed territory of nearly 8 decares, two low-rise residential buildings of 5 floors each will be developed. There are approximately 110 apartments available, which are pre-designed for easy merging of adjacent units, considering the demand for larger spaces. Several ground-floor apartments with spacious landscaped garden terraces are also offered. Parking is resolved with a two-level underground garage, providing sufficient parking spaces for each apartment, with the possibility to purchase up to two parking spaces per unit. The entire terrain is serviced by underground streets, so vehicles do not pass through the area around the buildings. This allows for ample space for a large, richly landscaped courtyard that complements the overall concept of peaceful living close to the mountain. A retail unit (shop) is also available, as well as a small area with several offices.

The buildings are designed with intelligent access and control systems, video surveillance, energy-efficient solutions, excellent sound insulation and smart home functionalities that facilitate everyday living. The common areas are designed with selected aesthetics and high-class materials, so that the combination of coziness and prestige is felt from the very entrance.

Apartments
The buildings offer one-bedroom, two-bedroom and three-bedroom apartments, designed with a clear focus on contemporary lifestyle and comfort. The spaces are bright, spacious and functionally organized, combining clean design with the possibility for personalization according to the individual style and needs of the future residents.

In the development of each home, the leading principle is the optimal use of space, so that the apartments offer logical, convenient and pleasant layouts for living. The floor plans are carefully considered, with an emphasis on natural light, pleasant views and balanced distribution of spaces, without unnecessary or non-functional areas.

A key element of the concept is the more generous floor areas, which are felt both in the living and sleeping zones, as well as in the outdoor spaces. • External enclosing walls made of ceramic blocks WIENERBERGER Porotherm – POROTHERM PROFI (25 cm);
• Internal partition walls – double masonry of POROTHERM 12 cm with 2 cm stone wool filling for excellent thermal and sound insulation.

• High-class aluminum window systems SCHÜCO AWS 75 with triple glazing GUARDIAN, “warm” spacers and high energy efficiency performance;
• For ground-floor apartments – lift-and-slide systems SCHÜCO series 80;
