7 Angels – a future landmark of aristocratic Borovets

Situated amidst the majestic nature of the Rila Mountains, surrounded by centuries-old pine forests, 7 Angels is an exclusive project that will be executed without compromise and aims to become one of the most reputable and prestigious residences in Bulgaria’s aristocratic mountain resort, founded by Tsar Ferdinand more than 120 years ago. The project involves the complete redevelopment of the two existing buildings of the former “Zodiac” hotel in the resort of Borovets and transforming it into a luxury mountain residence with comfortable apartments and a wide range of amenities for its inhabitants.

Location

With its secluded location at 1340 m above sea level, Borovets offers exceptionally clean air, and the Bistritsa River, which flows through the entire resort, creates an airflow that gives the air a special structure and helps in treatment and rapid recovery of human health. The area is an ideal place for winter and summer tourism, skiing, biking, mountain hiking, trail running, rock climbing, paragliding, horse riding. It has 58 km of various ski slopes and is suitable for both beginners and advanced skiers. The location provides quick access to the resort centre, 900 m from the gondola lift and only 50 m from an 800-metre beginner ski slope.

Homes with panoramic views – for personal use or investment

The complex is planned in three sections – two residential buildings and a restaurant between them, which connects them with a warm link. The structural heights are 2.50–2.60 metres for Building B and over 3.20 metres for Building A. A total of 58 homes are planned with the possibility of combining – studios and apartments with one, two and three bedrooms, some with garden terraces, and others of the maisonette type. The homes are carefully designed for maximum comfort, and the panoramic glazing of the building provides plenty of natural light and beautiful views of the breathtaking natural surroundings.

The apartments are offered fully finished “turnkey” with completed flooring (parquet), walls, completed and equipped bathrooms; wooden triple-layer window frames, German profile, with triple glazing and aluminium cover protecting the wood from cold and sun to ensure long-lasting use; security entrance doors and MDF interior doors, installed radiators and a smart-home system included in the price. Heating is provided by individual gas boilers and radiators.

Garden terraces are priced at half the cost of the interior living area.

7 Angels will also offer an integrated smart-home system in every home, with a choice between two options.

Option 1 (basic) includes:
• Control of the gas boiler;
• Control of the alarm system upon client request (prepared for connection to a security company, with an option for photos upon detected movement and sending the image in real time to the property owner);
• Fire alarm system;
• Welcome lighting at the entrance of each home;
• Control of internet and cable TV.

Every property owner in 7 Angels will also have access to the Captive Portal service, where they can monitor the temperature in their home and their energy consumption via digital electricity and gas metres. For additional convenience and security, a QR-code system will be used for access to the parking area and the facilities of the modern SPA centre of the complex.

7 Angels will be built according to the Healthy Building concept with the most modern construction technologies and energy-efficient solutions, while its impressive Alpine-style design is inspired by the finest Swiss ski resorts.

The architectural vision will be highlighted with luxury common areas featuring KONE lifts, and residents will have access to a premium-brand restaurant, an Italian café-patisserie, a ski room, an ultramodern wellness and SPA centre including indoor and outdoor saunas, a small pool with diffusers, steam bath and massage rooms, as well as a fitness centre equipped with Kettler and Technogym machines.

A full-day free shuttle from the complex to the gondola station is planned, and a children’s play and entertainment area will be built nearby.

Borovets has traditionally been used for the treatment and rehabilitation of pulmonary diseases, and the lush Bistritsa River flowing near the location of 7 Angels further enriches the air with oxygen.

A project for the construction of numerous cycling paths in the area is underway, providing conditions for cycling in the resort and surrounding mountains, while in winter the ski slope next to the complex is an ideal option for beginner skiers and children.

Possibility to purchase a personal parking space in the open parking area of the complex or in the covered underground garage:
• Outdoor parking spaces – 15,647 BGN (8,000 EUR) without VAT;
• Underground parking spaces – 23,470 BGN (12,000 EUR) without VAT.

Standard payment plan:
• Reservation deposit – 13,691 BGN (7,000 EUR) to 21,514 BGN (11,000 EUR) depending on the apartment type (the deposit keeps the property reserved until “groundbreaking”) – a Preliminary Contract is signed within 14 days after payment of the reservation deposit;
• 25% minus the deposit – upon signing the Preliminary Contract;
• 25% upon installation of the window frames;
• 30% upon installation of the façade;
• 20% upon Act 16 (Building Completion Certificate).

Payment plan with small initial instalment and large final instalment upon Act 16 (3,423 BGN (1,750 EUR) per sq.m without VAT):
• Reservation deposit;
• 20% of the property price minus the deposit amount upon issued Building Permit + officially opened construction site with defined building line and level, and a protocol indicating regulatory and elevation benchmarks;
• 80% of the property price upon issued Act 16 and commissioning of the building, with transfer of ownership in notarised form.

Maintenance fee

The mandatory maintenance fee is fixed for the first 2 years at 29.33 BGN (15 EUR) per sq.m without VAT of the total area of the home including common parts.
