Project description
Apartments in a new residential complex in the rapidly developing Vitosha district. The area is promising for development, with a peaceful residential atmosphere, low-rise development with high-quality new complexes and a planned future metro station, which will be in close proximity.

flat warm roof with thermal insulation - 10 cm, filled with a reinforced concrete slab and a two-layer waterproofing membrane, ending with a reinforced concrete board;
constructed and tested lightning protection and grounding networks;
common areas - latex walls, granite flooring, metal railings, lighting with motion sensors;
doors at the building entrances – high-class custom-made with built-in strikers, access via chip cards and card readers;
6-seater KONE electric elevators;

Solid 55 armored entrance door with Italian case lock, decorative frame with internal sills and peephole;
5-chamber PVC joinery with aluminum cap, 44 mm triple glazing with external Energy save glass with a high level of solar protection and internal low-emission K glass;
fully finished terraces and balconies with floors made of cold-resistant granite tiles, two-component greased waterproofing - 2 layers, stone countertops under the windows;
thermal insulation – 10 cm EPS under plaster, 10 cm PP mineral wool strips according to the project;
floors – cement screed, walls – machine-made lime plaster;
sanitary premises – floor – reinforced concrete slab with screed, walls and ceilings – lime-cement plaster, vertical installation risers hidden behind plaster and brick wall;
lighting and power installation - three-wire, with installed switches, sockets and lighting fixtures on the balconies, with installed light bulbs with sockets in the rooms;
low-current installations - installed FTP cables, boxes for low-current installations, sockets for internet, television, as well as operational cables for controlling security systems, lighting, blinds and heating installations;
video intercom and doorbell installation, combined with access control with an electric lock;
Plumbing installation with polypropylene and PVC pipes up to the plug, with installed water meters with the possibility of remote reading;
heating installation – built building gas installation (without gas boiler and heating elements);
air conditioning installations - installed insulated copper pipes and wiring for outdoor-indoor unit connection, without units;
ventilation installations in the sanitary facilities.

The entire adjacent infrastructure (leading neighborhood streets, street water supply and sewage), as well as direct car access from the Ring Road are part of the investor's investment plan and will be built in the first half of 2024 and before the project is put into operation.
