Project description
As a sole agency, we are pleased to present this luxurious chalet (G001), which is offered for sale in perfect condition, fully furnished and ready to move in. The mountain villa boasts perfect location in a century-old pine forest in the oldest and most prestigious Bulgarian ski resort Borovets. The distance to the center of Borovets (lower station of the gondola lift) is about 2.5 km and can be reached by car in less than 5 minutes on the main asphalt road, which is maintained and cleared of snow throughout the winter. The distance to the capital Sofia is about 60 km and to Plovdiv about 120 km. The closest airport is in Sofia, 69 km away.

The property is located on the territory of a gated complex with many extras and year-round maintenance. The complex consists of several apartment buildings, villas, hotel, restaurant and bar, conference halls and sports and recreation area. The SPA center offers a large selection of treatments and massages, an indoor pool, a jacuzzi, a sauna, a fitness and a steam bath.

The villa was built in 2010 using high-class materials and excellent finishing works. It has been furnished and actively used since 2015. The current owner bought the property at an early stage, after which a renowned Israeli architect designed a custom interior project according to which the villa was finished and furnished. High-class furniture using only natural materials in combination with wood and leather was imported from Italy and the Netherlands. The style is contemporary alpine and in no way inferior to the best "chalet" mountain houses in the Alps in Western Europe. The appliances are also of the highest class, and along with all the furniture (except some items of emotional value to the owner), are included in the total price of the property, as it is sold entirely in the state presented here. The entire interior of the villa, combined with the carefully selected furniture, accessories, and decorations, make the house not just modern but also exceptionally cozy.

The villa has an area of 134 square meters. The ground floor distribution consists of a spacious living area with an American style open-plan kitchen, a dining area, and direct access to the back yard of the house. One toilet is located on the first level, and two bedrooms, each with a separate bathroom, are situated on level two. Both of the bedrooms also have private balconies that overlook the forest and the inner courtyard of the complex.

Private central heating is provided by a gas furnace. The house is equipped with cable TV and internet. There is a parking space adjacent to the property, which is available only to the owners and their guests. The outdoor parking of the complex can also be used free of charge.

All sports and recreational extras in the complex can be used by the owners of the villa. Some are free, such as the use of outdoor fitness equipment, while others are available for a small fee. It is possible to buy a membership card, which gives access to the spa center of the complex - swimming pool, sauna, steam bath, fitness - membership card for a family of 4 costs about €500 per year. The family membership card also provides a 10% discount at the restaurant and bar.

Year-round management and maintenance of the complex is provided.
The maintenance fee is €100 VAT excluded per month or €1200 VAT excluded per year.

If desired, we can also offer the new owner various property management services such as rental management on a short-term or long-term basis to tourists and tenants. Renting out in this complex ensures high profits given the popularity of Borovets ski resort, as well as the excellent location and facilities in the complex itself.
