Project description
We are pleased to present you a multi-family residential building on 3 above-ground floors with one attic floor and underground parking with access via a ramp with a comfortable slope. With the planned fully landscaped yard (without any parking), underground individual storage rooms, 27 individual garages - some of which are double, for the needs of 22 apartments, with provided charging power, the building offers an exceptional boutique way of living, in a peaceful environment and functional layouts.

The planned gas heating, in combination with construction and materials - entirely in accordance with modern requirements and standards for energy efficiency, provides our future clients with the highest level of living comfort.

Main parameters of the building:
• Construction begins on December 3, 2025;

Technical parameters:
• The residential building has all external power supplies built and legalized - water supply, sewerage, gas, electricity supply, as well as individual bills for electricity, water and gas, in the name of the client. The construction of the building is monolithic, with red bricks "Poroterm - normal", with the best insulation. The staircase and corridors are paved with monolithic granite, passenger elevator "Schindler" - from the basement to the top floor, intercom system, entrance door of the residential building is "H?rmann".

• The apartments are delivered with: Italian armored entrance doors, with a recoded lock cartridge, luxurious seven-chamber PVC windows "K?merling" with triple glazing and full opening, built-in water meters with radio reading, granite or granite tiles on the balconies, with heating with installed modern gas boilers with a heat transfer network and Italian radiators - legalized.

• The flooring of the apartments is at the client's choice. The sanitary units and corridors are delivered with installed ceramics (terracotta, granite and faience) and with installed sanitary faience (showers, toilet sinks and all others) at the client's choice.

• The paint on the walls and ceilings is also purchased and applied according to the client's choice. Or the entire "turnkey" finishing of the apartment with materials and workmanship is at the expense of the investor.
• Only with this method of completion can people move in immediately after the building is accepted on time.
• At the client's discretion, fine finishing work is not mandatory and then the price will be recalculated and reduced.
• The entrance door to the underground parking, as well as all garage doors inside, are "H?rmann" with remote control.
• The electrical installation has apartment panels and independently installed electricity meters - fully legalized, with installed switches, sockets and lamps.

For the investor: 32 years in the real estate market and upcoming 64th building.

Financial parameters:
• The price includes: the built-up area of the apartment + ideal parts of the common parts of the building + % LAND of the land property + basement (optional, free of charge) + VAT.
• The price per square meter under the above conditions (turnkey) starts from 2300 euros per square meter and is determined by the number of floors and the exposure.
• There are garages of choice, with a price per m2. of 40,000 euros including VAT. All garage doors are "H?rmann" and have remote control.
• Payments are made with personal funds or with a bank loan. The payment scheme is fully tailored to the client's financial program, with the possibility of a 10% down payment upon preliminary agreement.
?• The building is financed with the investor's funds, so that in the event of a crisis, it will still be completed and put into operation, with legal documentation and on time.
• Contracts signed with the investor are not indexed (the price does not change under any circumstances).
