Boutique building lakeIT with received Act 14

The boutique building lakeIT, located near Pancharevo Lake, has received ACT 14.

The building is the work of the established and multiple award-winning architectural bureau STUDIO CREATIVE, which bases the architectural concept on live IT... love IT... Lake IT. The goal is to create a space connected to nature without disturbing it. The creators say about it:

“This is not just a home. It is a state of calm, balance, architecture that knows that the true value is not in what it shows, but in what it allows to be felt.”

lakeIT is located in the "Pancharevo" district, in the area of the Open Air Opera stage and the kayak zone. The area offers excellent infrastructure – within walking distance are a park with playgrounds, a kindergarten, and a school. Access to "Samokovsko Shose" is quick and easy, and the public transport stop and Lidl store are just a few minutes by car.

The project offers three-room apartments and one four-room apartment, designed with families in mind who value peace, security, and a quality living environment. The residences are offered in a BDS finishing stage and feature large floor-to-ceiling windows that fill the interior with natural light and reveal beautiful views of the surrounding nature.

Construction of lakeIT is progressing according to the pre-planned and approved linear schedules.

Technical characteristics of the building:

• Structure: monolithic reinforced concrete structure with reinforced concrete slabs, columns, and shear walls; foundation on a common foundation slab; seismic resistance ensured according to Ordinance No. 2/2007.

• Masonry: external walls – 25 cm brick masonry (Wienerberger ceramic blocks or similar); internal partition walls – 12 cm brick masonry.

• Roof: flat and/or pitched roof with vapor and thermal insulation; drainage through funnels with side or direct discharge.

• Thermal insulation: facade – high-class integrated thermal insulation system, partial elements of stone, HPL, or composite materials; bay windows – with finishing layers as on the facade; terraces – XPS 10 cm (above residential premises).

• Sound insulation: Kraiburg – German, top-class, to be installed under underfloor heating and under walls;

• Plumbing and sewage: plumbing – polypropylene pipes, with water meters and option for remote reading; sewage – PVC pipes.

• Heating and ventilation: complete system with gas appliance and radiators, air conditioners, or heat pumps.

• Ventilation – PVC pipes in wet rooms and ready chimney bodies for the others.

• Electrical installation: high voltage – bus conductors, apartment panels, residual current devices; low voltage – internet (FTP cat.5e), intercom-bell system; electricity meters – installed by ERM West.

• Common areas: entrance door – aluminum joinery with reinforced profile, electric lock; flooring – natural stone or granite tiles; walls – plaster and latex; ceiling – drywall/plaster and latex.

• Windows – energy-efficient aluminum joinery;

• Garages and parking spaces: floor – ground concrete / concrete paving; garage doors, markings – as per project.

• Elevator: passenger elevators from European manufacturers (Orona, Schindler), with automatic doors.
