Greece digitalizes the real estate registration process

The Greek Tax Administration (AADE) has introduced a fully digitalized process for declaring real estate transactions, as part of efforts to reduce the administrative burden and speed up procedures. With the entry into force of the new rules, all tax declarations related to the acquisition, modification or termination of property rights are submitted exclusively through the electronic platform myPROPERTY.
Major changes in procedures
According to the new regulations:
Taxpayers are no longer required to physically visit the offices of the tax administration or the Capital Taxation Department (KEFOK).
The entire process - from submitting the declaration to uploading the accompanying documents - is carried out remotely through myPROPERTY.
The deadline for processing documents has been shortened to 60 days.
If additional information is needed, the applicant has 15 days to provide it.
In case of a technical problem, there is an option to submit documents on paper through the "My Inquiries" section of the myAADE platform.
How does the new system work?
The procedure is initiated by a licensed notary who draws up an electronic deed, enters the property data and changes in property rights, and determines its value (according to an official methodology or market valuation if the property does not fall under the objective system). The filing date is automatically registered when the taxpayer completes the process.
If a dispute arises between the parties before the declaration is confirmed, the notary may cancel the provisional application. In the event of a dispute after the document has been accepted, a special procedure is followed for cancellation and refund of the taxes paid.
Market reaction and future prospects
The move to an electronic process significantly reduces the time it takes to transfer property, which previously could take months. Analysts say the new system not only speeds up transactions but also reduces the risk of corruption by eliminating the need for physical contact with government officials.
In the coming months, AADE is expected to expand the platform's capabilities by:
tracking the status of submitted applications in real time;
linking to other state registers.
These reforms are part of the larger digital transformation of the Greek administration, which aims to facilitate the interaction between citizens and the state.
