Situated amidst the majestic nature of the Rila mountain, among centuries-old pine forests, 7 Angels is an exclusive project that will be executed without compromises and aims to become one of the most renowned and prestigious residences in the aristocratic mountain resort of Bulgaria, founded by Tsar Ferdinand over 120 years ago. The project involves the complete reconstruction of the two existing buildings of the former "Zodiac" hotel in the Borovets resort and transforming it into a luxurious mountain residence with comfortable apartments and a wide range of amenities for its residents.

Location



With its secluded location at 1340 m above sea level, Borovets offers exceptionally clean air, and the Bistritsa river, which runs through the entire resort, has an air current that gives a special structure to the air and helps in healing and quick recovery of human health. The area is an ideal place for winter and summer tourism, skiing, biking, mountain hiking, mountain running, rock climbing, paragliding, horseback riding. It has 58 km of various ski slopes and is suitable for both beginners and advanced skiers. The location offers quick access to the resort center, 900 m from the gondola lift, and only 50 m from an 800-meter ski slope for beginners.



Homes with panoramic views - for personal use or investment



The complex is planned in three sections – two residential buildings and a restaurant between them, which connects them with a warm link. The structural heights are 2.50 - 2.60 meters for building B and over 3.20 meters for building A. There are 58 residences planned with the possibility of combining - studios and apartments with one, two, and three bedrooms, some of which have garden terraces, and others are of the maisonette type. The residences are carefully designed for the most comfortable living, and the panoramic glazing of the building contributes both to an abundance of natural light and to wonderful views of the breathtaking natural beauty.



The project will be completed with energy efficiency class "A".



The apartments are offered in a "turnkey" finish with ready floors (parquet), walls, finished and equipped bathrooms; high-class joinery with triple-glazed Schüco windows; armored entrance doors and MDF interior doors, installed radiators, and a Smart-home system included in the price. Heating is provided by individual gas central heating and radiators.



Garden terraces are priced at half the price of the living area.



7 Angels will also offer an integrated smart homes system in each residence, with two options to choose from.

The complex will be transformed into an excellent place for solitude and recreation amid a healthy environment and crystal-clear air. Borovets is traditionally a place for treatment and rehabilitation of lung diseases, and the lush Bistritsa river, which flows near the location of 7 Angels, further enriches the air with oxygen.



The energy of this special place will be combined with the expertise of proven healers practicing natural medicine, who will regularly visit the two specially created offices. A project is underway to build numerous bike lanes in the area to provide cycling conditions in the resort and the mountain, and in winter, the ski slope near the complex is an ideal option for beginner skiers and children.



Opportunity to purchase your own parking space in the open parking lot of the complex or in the underground garage:

• Above-ground parking spaces - 15647 BGN (8000 Euro) excluding VAT;

• Underground parking spaces - 29337 BGN (15000 Euro) excluding VAT.



Standard payment scheme:

• Reservation deposit - 13691 BGN (7000 Euro) up to 21514 BGN (11000 Euro) depending on the apartment type (the deposit reserves the property until the "first shovel") - a Preliminary contract is signed within 14 days after paying the reservation deposit;

• 25% minus the deposit - upon signing the Preliminary contract;

• 25% upon installation of windows;

• 30% upon installation of the facade;

• 20% upon Act 16.



Maintenance fee



The mandatory maintenance fee is fixed for the first 2 years at 29.33 BGN (15 Euro) per sq.m excluding VAT of the total area of the residence including common parts.
