- Mr. Stoyanov, in 2025 LUXIMMO GROUP will celebrate 22 years of active presence on Bulgaria’s real estate market. You are a respected expert with 30 years of experience in real estate and construction. Over these years, the market has undergone numerous rises, crises, and transformations. Based on your long-term experience, what conclusions have you drawn, and what led you to establish the new sub‑brand Stonehard PREMIER specifically in 2025?

"PREMIER is the new subdivision of our specialized real estate brand Stonehard, founded in 2016 with the aim of focusing on the new construction segment. Over nearly 10 years on the market, Stonehard has become Bulgaria’s leader in sales of residential and vacation properties—buildings and complexes under construction or newly completed. Through our local offices and representations within the LUXIMMO GROUP covering the capital (five offices), major regional cities, and resorts across the country, Stonehard maintains a permanent presence with sales and services in all key locations in Bulgaria.
We expanded beyond national borders from the outset, offering new construction properties abroad—primarily in Greece, Dubai (UAE), Miami (USA), the Dominican Republic, and Montenegro.
Over the years, the company has successfully executed significant off‑plan sales, helping thousands of Bulgarian and international clients select and purchase suitable new‑build properties. A major factor in these rapid and smooth sales was the dynamic and enthusiastic market with continuously increasing property prices witnessed over the past decade—property values in Bulgaria have risen by over 150%. My many years of experience in real estate combined with over 20 years in construction—and my active involvement in around 100 building and complex projects—give me the necessary knowledge and confidence as an expert in this field. From this stems our crucial connections, contacts, and acquaintances with high-level individuals across construction and real estate, as well as complementary industries—architects and designers, construction oversight, specialized firms.
During project and developer selection we start with a detailed business analysis of the developer company, its corporate history, owners and shareholders, completed projects, and financial results over recent years. We analyze client feedback, review all project documentation such as location and parcels, building characteristics, overall concept, and then examine the technical parts, materials, equipment, and technologies the developer intends to use. We also evaluate the firms involved in the building or complex development—including architects, project managers, main contractor and subcontractors—to assess the level of their expertise.
Finally, we evaluate the strengths and weaknesses of the project, its execution standard and quality, compile all specifications, facts, circumstances, proposed budget, and perform a market pricing assessment for each unit in the project. As a final step, we rate the overall attractiveness of the property for both owner-occupiers and private investors considering rental, flipping, capital preservation, or price appreciation. - How much do your services cost for clients, including buyers and developers?

“Currently, our services are completely free for buyers of new-build properties. Stonehard PREMIER receives a single fee from the developers for including approved projects in our Catalog, which is promoted to LUXIMMO GROUP clients. This fee is calculated as a percentage of the sales price of the units in the project, and the exact percentage varies depending on the volume and level of the professional services provided by Stonehard PREMIER.”
